Pacific Dunes Community is a premier residential and golfing community centred around an 18-hole golf course located approximately 2.5 kilometres south of Medowie town centre within the Port Stephens Council area of New South Wales. Our community is 20 mins to Nelson Bay, 25 mins to the city of Newcastle and 15 mins to Birubi Beach and just 7 mins from Newcastle Airport.
The championship golf course is well established within the community title housing estate. Community residents can also enjoy our 25-metre swimming pool, play tennis on our tennis courts and enjoy our barbecue facilities. The clubhouse is complemented by a bar and eatery which is open to the public.
The community property and assets are owned by the Pacific Dunes Community Association (CA) DP 270438 which is a constituted community scheme under the Community Land Development Act 1989 No 20.
The Pacific Dunes Management Statement outlines responsibilities of residents and owner occupiers living within the community and includes By Laws relating to: services, community facilities, architectural guidelines, residents rights and obligations and governance structures.
The Governance of the Community is the responsibility of an Executive Committee of the CA as constituted or elected under this Management Statement and the Management Act. The executive committee is made up of elected representatives from each precinct (subsidiary body) and are responsible for the governance of:
- Common properties
- Building and Landscaping Guidelines
- Maintenance of recreational facilities and access ways on common property
- Lease agreements for the golf clubhouse
